"Local and Global Interactions in the Evolution of Istanbul´s retail property market"
After the foundation of the Republic of Turkey in 1923, the first Turkish Governments followed a semi-liberal national economic policy until the 1960s. As a result of `the logic of nation state´, which gained power in time in the Republic, Turkey´s outward-looking and semi-liberal national economic policy turned to inward-looking and protectionist between 1960 and 1980. The international connections of Turkey have been weakened depend on the new policy; Turkey´s multi-directional financial structure was also quite damaged in this period. After the 1980s, Turkey changed its national economic policy once again and turned its face to the world; the inward-looking and protectionist national economic policy has been exchanged with the outward-looking and liberal. In this context, the country has started to re-establish its social and economic connections with other countries, esp. with Europe and US.
Istanbul is the pioneer city in Turkey; it is the commercial and financial centre of the country. Istanbul´s property market displayed a local character socially and structurally until the 1980s. In parallel to the liberalization process of the Turkish macro-economy with liberal economic reforms, the property market became internationalized and liberalized gradually after the 1980s.
Many international property companies became involved in Istanbul´s property market after the 1980s. These companies were mostly interested in the opportunities in the Istanbul retail property market and reflected their interest in shopping centre development and investment projects. An interaction process between local market players and international property companies started after this date. This interaction process speeded up and gained power significantly due to new liberal legal reforms after 2004. The structure of the Istanbul retail property market took a different form as a result of these interactions in 30 years.
In my research, I examine the global and local interaction process in the Istanbul retail property market from an institutional perspective, with the help of the `Glocalisation Theory´. I have followed a qualitative methodology to make a deep process analysis regarding the change process of the market.
